Residential (New & Remodel)
Our standard custom home or individual residential inspection includes construction progress of the home and the related site development. Material on site will be documented as "on site" when seen. We have a standard per inspection fee or you can ask us about our flat fee pricing options for easy billing and cost control.
Insurance/Narrative
Sometimes inspections can be extremely detailed and require extra time or explanation to appropriate report completion. Insurance claim related inspections typically are this type of inspection which may be a higher fee than the standard progress inspection.
Subdivision
Subdivision and multi home project inspections are completed and billed for only the houses requested. When using a draw schedule we charge an inspection fee + a low per unit fee, providing a substantial savings for multiple lot inspections. Site development for roads and utilities are handled separately.
Multi-Family
Apartments, townhomes and connected homes are all built different and may include substantial sitework such as carports, clubhouse, parks and roads. For these projects request a bid prior to the inspection. Pricing is contingent on size, scope and location of the project.
Delinquent Loan/Drive By
This type of inspection usually requires only exterior front pictures and a short report assessing the condition of the property from that perspective. Typically contact of residents is not made and even avoided.
Commercial Services
Commercial
Each commercial project is unique. For these projects request a bid prior to the inspection. Pricing is contingent on size, scope and location of the project. Our fee is roughly based on the project cost. Certain larger projects or specialized projects may be beyond our capacity to provide excellent service. In these case we will inform you up front.
Site Development
Site Development usually describes the in ground utilities, roads, signs and lights, sound barriers, gates, common areas like parks and parking lots involved developing a property for future construction. They may be included as part of an overall project or stand as a separate inspection based on budget and funding. Pricing is contingent on size, scope and location of the project. Our fee is roughly based on the project cost.
Tenant Improvements
Tenant improvements for commercial uses may be a build out from a empty space to a conversion of purpose. They may include demolition, interior and exterior improvements, and equipment. Pricing is contingent on size, scope and location of the project. Our fee is roughly based on the project cost.
Annual Asset Review
Some banks require an annual review of commercial property on its books reporting the general condition and upkeep of the property. Our report is a short observational narrative of the property and its current tenants. It is not an engineering report used to assess value or for preparation of purchase.
General Service Information
Upon request of an inspection, Leeway will send an inspector to the work site to observe construction progress within two business days. Our report will arrive early the next business day by email with a PDF attachment. The report will include general progress information as well as specific recommendations on requested items with the appropriate percentage of completion. The report will also include labeled pictures sufficient to support the report and recommendations. If circumstances arise that preclude Leeway from our two business day commitment, we will keep you informed of the reason and expected resolution.
Responsiveness to your needs is one of our core values. Should you require more information or clarification of the report, our chief inspector or designate will be available during business hours to clarify or reassess an inspection, if needed. The overall percentage of completion is based completion of the whole as determined by the provided budget. We will also provide window and elevation review on our report, if requested and copy of plans are included with the set up docs.
Leeway Inspection Company provides construction progress inspections for lenders and is responsible to the lender only. Leeway takes no responsibility for quality of work, quality of materials, or code violations. Since Leeway reports progress and completion, we may not determine whether the funding of an item or items is part of the loan or provided by the borrower. The overall percentage of completion is based completion of the whole as determined by the provided budget.
Leeway uses both employees and independent contractors in its process to gather, assess and report progress information. For the purpose of performing the necessary tasks required to do the inspection, we provide information such as borrower's name and contact information, contractor name and contact information, property location, necessary budget and requested items, lending institution, gate codes and other appropriate information. We do not share loan numbers or other sensitive information that is not necessary for the inspection.
